Olderfleet at 477 Collins Street is a 38 story, 58,000 square meter premium office building - the largest development by Mirvac in Australia. The project incorporated the upgrade of the heritage facade of the Olderfleet buildings which provide a grand entrance to the new tower which sits behind. We worked with our client to deliver a highly tuned, cost-effective structure that maximized construction efficiency and provides flexibility for future modifications, while minimizing the number of vertical elements to optimize the quality of workspaces.
From the outset, our approach sought to minimize impact to the operations of adjacent buildings. We alleviated risk exposure to the adjoining property owners through the provision of a well-considered, staged demolition package along the site boundaries. Our detailed structural analysis resulted in significant commercial benefits for Mirvac including:
- A reduced core footprint which increased the net lettable area of each floor plate
- The relocation of the building core to optimize the floor plate and car parking layouts which maximized vehicle spaces
- Refining the typical floor design to reduce structural thickness on each typical office and carpark level while maintaining cost-effective reinforcement and post-tensioning quantities
- Offsetting the columns supporting edge beams on the office levels to achieve the required architectural expression
